Current Owner Search
We verify the current property owner and check for any open encumbrances (i.e. judgments, liens, taxes and mortgages). A copy of current deed (s) and unreleased documents recorded against the parcel would be attached to the final report as well. This search can be done 30, 40, 50 or 60 years prior, up to present day.
Chain of Title
These reports include an accounting of owners going back to date requested: 50 years, 60 years, or going back to 1940, in order to meet any and all ASTM guidelines. We also provide legal descriptions, a copy of currently recorded deed(s), dates of ownership changes, and conveyances.
Document Retrieval
We'll send you a copy of any publicly recorded document from the county hall of records. If it exists, we'll track it down and digitally send you the best copy possible.
